NOTICE OF PUBLIC HEARING
VILLAGE OF CROTON-ON-HUDSON
Please take notice that a Public Hearing will be held at 8:00 p.m. on Monday November 2, 2009 at the Stanley H. Kellerhouse Municipal Building, 1 Van Wyck Street, Croton-on-Hudson, NY, in the second floor public meeting room where public comment will be taken on a local law containing proposed amendments to the Village’s Zoning Law and Zoning Map. The proposed local law is entitled “A local law to Amend the Village of Croton-on-Hudson Gateway Overlay Zoning district by expanding the area of, and modifying the regulations for, the Harmon/South Riverside Gateway Area.”
The proposed law provides for the properties whose tax map designations are listed below to be added to the Village’s Harmon/South Riverside Gateway Zoning overlay district. The proposed law provides for certain changes to the Harmon/South Riverside Gateway district including permitting mixed residential/commercial use; increase in permitted FAR to .8 for mixed use properties; establishing new parking requirements for mixed use properties; permitting residential occupancy of third stories in mixed use buildings; permitting retail use without a special permit; establishing setback rules for mixed use properties; establishing façade regulations for mixed use properties; and certain other modifications to the Harmon/South Riverside Gateway Area and related
zoning regulations.
The tax map designations of the properties to be added to the district are as follows: Section 79.13, Block 1, Lots: 5, 6, 7, 9, 60, 61, 62, 63, 64, 65, 66, 68, 69, 70, 71, 72, 73, 74, 75, 76, 77, 78, 83, 84, 85, 86, 87, 88, 89, 90. The tax map designations of the properties already in the Harmon/South Riverside Gateway District
which will be subject to the changes in the district regulations are as follows: Section 79.13, Block 2, Lots: 5, 6, 18, 19, 20, 21, 22, 22.1, 23, 24, 25, 26, 27, 28, 29, 30, 31, 32, 33.
